  • What do I do if I have a maintenance emergency when the office is closed?

    We are available 24 hours a day, 7 days a week to handle after-hours emergency situations. Call our office and follow the prompts to our emergency messaging system for your call to be routed to us.

  • How do I apply to rent a unit?

    Anyone can apply for the unit by going to the Availability section of our website and selecting the unit they would like to apply for. Click on the “Availability” link in the top menu bar to select your new home. 

  • Will I be approved?

  • How long will it take to process my my application?

    We will process your application as quickly as possible. Please read through the application process carefully as you will be required to upload several documents throughout the application process. We cannot be the processing of your application until all the required documents are submitted.

  • When is rent due?

    Rent is due on or before the 1st day of the month without demand. There is no Grace Period. We do not have to accept rent after that date.

  • When is rent considered late?

    If we decide to accept late rent, a late charge, not to exceed 10% of your monthly rent, will start to be billed on the 6th day of the month.

  • What type of payment will you accept?

    We require that all payments be made using our online payment portal. Through the portal, we accept ACH, Credit Card, and Debit Cards. If you are unable to pay by one of these methods, you can use our cash pay program called “PayNearMe”. Click here to be directed to our online payment portal where Residents can make payments.

  • When does my lease expire?

    Your Lease Contract specifies the exact date your contract will expire. The Lease Contract automatically renews on a month-to-month basis until either party gives notice, in accordance with the Lease Contract, of their intent not to renew. 

  • How do I give my notice to move out?

    Residents should use our Intent to Vacate Form. This form can be requested by contacting our office. Click here to download our Notice to Intent to Move-Out form.

  • How much notice do I have to give?

    You can terminate the Lease Contract on any date after the end of the lease term or renewal period by giving advance written notice in accordance with the Lease Contract.

  • Can I get an animal after move-in?

    No pets are allowed without prior written permission. An Animal Status Form needs to be filled out and the animal needs to be approved, with all fees and deposits paid, before any animal is allowed. Click here to download a copy our Animal Status Form.

  • Can I take my animals outside my unit?

    Yes, but it must be on a leash at all times. You must pick up after pet.

  • Can I get a roommate or have a friend stay with me?

    A guest may stay for 1 day without our permission, otherwise only those listed on the lease may live there. They can request permission or submit an application.

  • Am I responsible for my guests?

    Yes, resident(s) are responsible for the conduct and actions of their occupants and guests.
